Construction Begins on Hill Country YMCA

the Boerne Hill Country Family YMCA, a new adaptive reuse
and renovation project, by next month..

Boyle Builds in Boerne
The YMCA of Greater San Antonio will open a full-service
health and wellness facility in Boerne at the Hill Country
Square Shopping Center. The Boerne Hill Country Family YMCA,
a 21,000-sq.-ft. facility, is located in a former Wal-Mart
building. M.J. Boyle Gerneral Contractor Inc. will complete
the facility by January.
The project is part of a $12.2 million capital campaign that
began in the fall of 2004 to build facilities in Boerne and
Stone Oak and improve YMCA's Camp Flaming Arrow.

M.J. Boyle is heading the adaptive reuse and renovation project,
creating a high-tech health and wellness facility with cutting-edge
fitness equipment in the former retail space. Boyle's transformation
efforts include a complete overhaul of all electrical, plumbing
and mechanical systems as well as renovations to the shell
structure, which includes implementing a structural layout
that creates the various workout areas, lobby, children's
areas and locker rooms.

said Mike Boyle, president of M.J. Boyle. "It is nice
to work with the quality people of the YMCA." The Boerne
Hill Country Family YMCA facilities will include a gymnasium
for court sports such as basketball and volleyball; a high-tech
wellness facility with cardio and strength training equipment
including Nautilus, Precor and Stairmaster; a rock-wall climbing
area; an aerobics studio designed for group exercise and cycling
classes; Pilates studio with Reformer machines; child-watch
center; children's play land; and men's and women's locker
rooms.
Speed Fab-Crete Builds
Addition For Fort Worth Land Rover
Fort Worth-based Speed Fab-Crete, has been selected to build
and remodel the new service drive facility and writers' area
for Autobahn Motorcar Group's Land Rover dealership in Fort
Worth. Speed Fab-Crete has completed almost 300,000 sq. ft.
of new building and remodeling for the dealership, which is
continually remodeling and improving its multi-brand complex.
"We wanted to continue our relationship with Speed Fab-Crete
based on our customer's overwhelming positive reactions to
the new BMW service drive, which the company completed last
year," said Chad Chase, vice president of Autobahn Motorcar
Group.
Speed Fab-Crete will double the size of the current service
writers' area in order to speed up the process of service,
increasing the parts area in order to carry a larger supply
of products. The project also calls for implementing an all-weather,
covered service drive in where Land Rover customer service
representatives will quickly meet and greet customers. Completion
is slated for this month.
The project designer is Fort Worth-based Callahan and Freeman
Architects, who have teamed with Speed Fab-Crete in the design
and construction of more than 20 area dealerships.
Cadence McShane Completes Facilities at
Vista Point II
Cadence McShane Corp. of Dallas recently completed three
new speculative commercial buildings. The construction assignment,
on behalf of Dallas-based developer Jackson-Shaw Co., totaled
93,500 sq. ft. The properties are located at E. State Highway
121 within the Vista Point II Business Center in Coppell.
The three-building development is situated on nine acres
within the 20-acre park. The new facilities can accommodate
office, assembly and laboratory environments with associated
warehouse usage. The multi-building construction assignment
included the completion of a 27,760 sq. ft., a 30,000 sq.
ft. and a 35,970 sq. ft. single-story building.
Cadence McShane constructed the buildings utilizing a tiltwall-panel
system with a textured-painted finish accentuated with EIFS,
masonry and cultured stone detail. Each facility features
an aluminum storefront glazing system with energy efficient
1-in. insulated glass windows and grade-level and dock-high
loading doors. Parking for 312 vehicles is shared among the
three buildings. All buildings are equipped with a monitored
Class IV sprinkler system. Good Fulton & Farrell of Dallas
provided architectural services for the project.
SpawGlass Breaks Ground on Querencia at
Barton Creek
The Austin office of SpawGlass recently celebrated the groundbreaking
of the Querencia at Barton Creek. The project will be Austin's
newest resort-style senior living community when complete.
The 450,000-sq.-ft. community will offer independent living,
assisted living and health-care services to its residents
and include a fine-dining facility, bistro and full spa.
Cochran, Stephenson & Donkervoet Inc. of Dallas is the
project architect. The developer is Irving-based Greystone
Communities Inc.
