ICA Fluor Building $276 Million Cryogenic Plant

Luxury high-rises and mixed-use projects dominate construction across the state. Others range from detention centers to performing-arts venues.

ICA Fluor Developing $276 Million Cryogenic Plants in Mexico

ICA Fluor, jointly owned by Irving-based Fluor Corp. and Mexico City-based Empresas ICA, recently signed a contract for the engineering, procurement, construction and start-up support services for two modular cryogenic plants for Pemex Gas y Petroquímica Básica of Mexico. The total contract value is $276 million. The value was split evenly between Fluor and Empresas ICA.

The consortium formed by ICA Fluor and Linde Process Plants Inc., will develop the project, which is scheduled to be completed in approximately 24 months. The plants, to be located in the gas processing center of Reynosa, Tamaulipas, Mexico, will have a total capacity of 200 million standard cu-ft-per-day capacity and will be based on turbo-expander technology.

Fort Worth’s Newest Office Building Under Way

Sundance Square in Fort Worth recently unveiled architectural plans and renderings for The Carnegie, a new 16-story office building.

The 280,000-sq-ft Class A building will open June 2008. Occupancy in Sundance Square, including the 33-story Wells Fargo Tower and the 38-story D.R. Horton Tower, has exceeded 97 percent in the past 18 months. The Carnegie is the first new building to be constructed in Sundance Square since 2002.

Fort Worth businessman Ed Bass is the project’s developer and the Fort Worth office of David M. Schwarz is serving as the architect. Independent oil and natural gas company EOG Resources Inc. has leased six floors in the future building.

The Carnegie’s first floor will offer 12,549 sq ft of retail space. Tenants will have direct access to an existing parking structure, as well as Sundance Square operations and security, 13-ft floor-to-deck ceiling heights, high-speed elevators, energy-saving technologies and a two-story domed lobby.

Galveston’s 27-Story Palisade Palms Tops Out

Galveston Island’s Palisade Palms high-rise project recently celebrated a topping out. The general contractor, Atlanta, Ga.-based Brasfield & Gorrie, hoisted the final piece of steel on the two-tower 27 story condominium project and the buildings have reached their maximum height.

The first phase of the four-phase development is expected to be complete in 2008. In association with owner and developer, Falcon Group, the design team included Toronto-based Kirkor Architects & Planners and Houston-based Kirksey. Palisade Palms is the first beach project to be developed on Galveston’s East End in more than 20 years.

Construction Starts on The Tower Residences at the Stoneleigh Hotel

The Dallas office of Turner Construction Co. recently broke ground on The Tower Residences at the Stoneleigh Hotel, a new 22-story luxury residential high-rise adjacent to the historic Stoneleigh Hotel, which is undergoing an extensive restoration. Located in the heart of Uptown and Turtle Creek in Dallas, the 110-unit building will offer one- to three-bedroom condos and penthouse suites priced from $400,000 to $2.6 million. Completion is slated for spring 2008.

The project is being developed by Apollo Real Estate Advisors LP, a national real estate investor, and Prescott Realty Group, a Dallas-based commercial real estate investment company. The architect on the project is Dallas-based Gromatzky Dupree & Associates.

The exterior of The Tower Residences will be constructed of brick and stone to complement the hotel, which was built in 1923 and is the oldest hotel in Dallas. An underground tunnel and a courtyard will be built to connect the condo high-rise to the hotel, providing access to the hotel’s amenities for the condo residents.

Dallas County Detention Center South Tower Breaks Ground

McCarthy Building Cos. Inc. of Dallas recently broke ground on the $61.7 million Dallas County Detention Center South Tower.
 
Upon completion in fall 2008, the 335,000-sq-ft, Level 3 dormitory-style detention center addition will serve as a replacement for two older facilities.

A portion of the new building is key-shaped and designed to fit into and completely fill an open area in existing buildings. After completion of the new building, doors on each level will be cut between the new and existing building.

The project’s key challenges relate to the underground construction. Complex tunnels will facilitate transport of prisoners to secure facilities via elevators. The project involves building an underground elevator and a single-level parking garage which will provide additional parking for up to 27 law enforcement vehicles.

Dallas PAC Breaks Ground on New Theater

McCarthy Building Cos. Inc. of Dallas broke ground recently on the $44 million Dee and Charles Wyly Theatre, an 80,300-sq-ft multi-form theatre facility at the future Dallas Center for the Performing Arts. The 600-seat theater will provide a new home for numerous performing arts organizations that serve Dallas and the region.

The Wyly Theatre is co-designed by Pritzker Prize-winning architect Rem Koolhaas of the Office for Metropolitan Architecture and Joshua Prince-Ramus of Ramus-Ella Architects, both of New York.

The 12-level building features a "stacked" design, with a vertical orientation that rethinks the traditional form of theater, and a cast-in-place, structural-steel frame with exterior curtainwall and aluminum cladding.

McCarthy is also building the multi-level underground parking garage, a 222,000-sq-ft-project that includes three levels of underground parking for more than 600 vehicles to serve all Dallas Arts District venues and patrons. When completed, the below-grade parking garage will be backfilled with soil, creating the above-ground site for the Center’s Grand Plaza.
